Ambience & Lighting

When creating the right ambience within your home, before, hopefully selling it; special attention needs to be given to lighting. This will help you set the mood for potential buyers and help to “seal the deal”.

The ambience is vital in helping the buyer “set the scene” thus, inducing them into thinking “yeah, I could see myself living here”.

1. The first house selling tip in regards to using good lighting to create the right ambience is to make sure the house is kept bright during the day. This doesn’t necessarily mean that you have to turn on all your lights to create this affect, it simply means using natural light to its full potential

  • So what you need to do, is perhaps paint your house with light, neutral colours as this will make rooms appear brighter as the light will reflect better of these types of surfaces.

  • Position mirrors within your home to help reflect the natural light coming in from outside.

  • Take down heavy curtains or blinds which might be stopping light from getting into your home, although this may not help with privacy it will help you achieve your ultimate objective of selling your home, so don’t be shy and spread the light!

  • Make sure large objects are not cluttering up window sills, as this too can hinder the progression of natural light.

    Not all potential buyers will visit your home during daylight hours; so during night time hours the following are helpful house selling tips to bear in mind.

  • Candles and open fires are a fantastic way to “set the scene”, they create a sense of warmth and comfort. Perhaps use scented candles to create more stimulation for the senses.

  • Use low level lighting such as lamps, this will also create a relaxed and sophisticated atmosphere for prospective buyers to sample. You can use dimmer switches to create the same ambience.

  • If your home is blessed with beautiful features such as state of the art kitchen units or a fantastic fireplace then position lights, or even better spotlights to highlight these features, after all these are the house’s main selling points.

    2. Make sure your house is painted or decorated in neutral colours when trying to sell it, because not everybody may share your taste in colour schemes and this could make them think twice about making the purchase.

    3. Another good house selling tip is to make sure your house is free from clutter before your house is viewed. If your house is too cluttered less floor space will be visible and will make rooms look smaller than they actually are.

    Another good reason for de-cluttering is that it’ll make it easier for anybody viewing the house to imagine how it could look with their stamp on it. Plus a cluttered house doesn’t really help in the creating of that vital, good first impression which is needed in such a competitive market.

    4. Talking about creating a good first impression; a good idea is to make sure that your front garden is in good order as this is the first thing buyers will see when they walk down the path. So remember to mow the lawn, tidy up borders, and cut back over grown hedges and shrubs. You may want to employ a gardener on a one-off basis to complete these tasks for you.

  • You also may want to take a look at the façade of your house; if it doesn’t appeal to you it won’t appeal to your buyers, so perhaps invest a little bit of time and money to give it a lick of paint. Perhaps even place hanging baskets on the front, to give that nice homely feel.

  • Another good tip is to make sure the entrance to your house, such a your hallway is nice and welcoming. Perhaps put up some nice pictures, clear the clutter and light some candles.

    5. Some studies have shown that a good house selling tip is to make some freshly made coffee or bake some bread to create a warm and welcoming feeling. The apparent reasoning behind this concept is that these smells stimulate the senses and creates a sense of belonging in the eyes of the buyers, which means ££££££ (good news).

    6. A good selling point regarding your home, well, it’s not actually in your home, yeah, you’ve guessed it, it’s your garden. If your garden is overgrown and in desperate need of some TLC why not oblige, although having a nice garden won’t necessarily add value to your home it will certainly add weight in the selling of it.

    Why not invest a little bit of time and money in buying some nice flowers and plants to spruce it up a little bit, after all the state of your garden could be the difference between you clinching and not clinching that sale.
